Every design & construction project require risk-taking, effective communication
and timely response. As with most aspects of fast-track projects, these requirements
are magnified with this method of project delivery.
Risk Taking
- In a situation where decisions have to be made quickly and there isn't the time we would
like to confer and consult, it is critical to have designers and contractors you trust.
Hire professionals and trust them to do the very best that they can.
Understand that there will be mistakes, but proceed with the knowledge that nothing
is insurmountable.
Communication
- Have everyone in the project exchange phone / fax / pager numbers, e-mail addresses and
cell-phone numbers. When decisions must be made within the hour (which is not
uncommon), nobody can afford to be out-of-touch during the critical phases of the project.
Rapid Response
- Paper-trails and multi-level approval procedures must be stripped-back to the minimum.
Successful fast-track projects require immediate response from key decision makers.
This presumes a fundamental level of trust among all the project partners. If
this trust isn't there, don't begin the project until it is.
